An Accessory Dwelling Unit (ADU) is a secondary housing unit that exists on the same property as a primary residence. ADUs, also known as granny flats or in-law units, have become increasingly popular in recent years due to their numerous benefits. These self-contained units provide homeowners with additional living space, while also offering the potential for rental income or accommodating aging family members. ADUs can take various forms, including detached structures, additions to existing homes, or conversions of existing spaces such as garages or basements.
ADUs originated from SB1069, a 2017 Senate Bill that mandated local governments to streamline the process for property owners to construct additional dwellings on their single-family home lots. Subsequent Senate Bills further reduced or eliminated fees, and as of January 1, 2022, SB9 increased the allowance for the number of ADUs on a property. These legislative measures address the pressing need for more housing options, both for purchase and rent, across California.
Casitas, Granny Flats, In-Law Suites, Studios, Companion Units, and Garage Conversions all fall under the umbrella term of Accessory Dwelling Unit (ADU). The term "ADU" was coined by the government to encompass the various names used to refer to such structures. An Accessory Dwelling Unit serves as an adjunct to an existing structure; therefore, it cannot be built on vacant land. With the implementation of SB9, a new set of regulations governs ADU construction.
ADUs can provide a source of income for homeowners. ADUs are built with cost-effective wood frame construction, which is significantly less costly than homes in new multifamily infill buildings. ADUs allow extended families to be near one another while maintaining privacy.
